{"id":3056,"date":"2026-04-03T20:20:53","date_gmt":"2026-04-03T18:20:53","guid":{"rendered":"https:\/\/www.hayat.dk\/da-dk\/?p=3056"},"modified":"2026-04-03T20:17:08","modified_gmt":"2026-04-03T18:17:08","slug":"boligmarkedet-vaagner-i-foraaret-men-udbuddet-er-stadig-lavt","status":"publish","type":"post","link":"https:\/\/www.hayat.dk\/da-dk\/bolig\/boligmarkedet-vaagner-i-foraaret-men-udbuddet-er-stadig-lavt\/3056\/","title":{"rendered":"Boligmarkedet v\u00e5gner i for\u00e5ret \u2013 men udbuddet er stadig lavt"},"content":{"rendered":"<p>For f\u00f8rste gang i ti m\u00e5neder er antallet af boliger til salg steget \u2013 uanset om det g\u00e6lder villaer og r\u00e6kkehuse, ejerlejligheder eller sommerhuse.<\/p>\n<p>Det fremg\u00e5r af Boligsidens nye tal for begyndelsen af april.<\/p>\n<p>P\u00e5 landsplan er udbuddet den seneste m\u00e5ned vokset med 13 procent for sommerhuse, 7 procent for ejerlejligheder og 3 procent for huse.<\/p>\n<p>If\u00f8lge Boligsidens kommunikationsdirekt\u00f8r og bolig\u00f8konom Birgit Daetz h\u00e6nger udviklingen sammen med s\u00e6sonen: For\u00e5ret plejer at bringe flere boliger p\u00e5 markedet. Hun fremh\u00e6ver dog, at stigningen i \u00e5r er us\u00e6dvanligt markant for b\u00e5de sommerhuse og lejligheder, mens husmarkedet f\u00f8lger en mere afd\u00e6mpet udvikling.<\/p>\n<h3>Flere valgmuligheder \u2013 og stadig h\u00f8j aktivitet<\/h3>\n<p>For boligk\u00f8bere betyder det stigende udbud lidt bedre muligheder for at v\u00e6lge. For s\u00e6lgere betyder det omvendt st\u00f8rre konkurrence.<\/p>\n<p>Samtidig tyder meget p\u00e5, at der fortsat er mange aktive k\u00f8bere. Den \u00f8gede m\u00e6ngde boliger til salg skyldes derfor ikke lav eftersp\u00f8rgsel, men snarere at flere v\u00e6lger at s\u00e6tte deres bolig til salg. Handelsaktiviteten har nemlig ligget h\u00f8jt gennem l\u00e6ngere tid og ser ud til at forts\u00e6tte.<\/p>\n<h3>Lavere niveau end sidste \u00e5r<\/h3>\n<p>Selvom udbuddet er steget den seneste m\u00e5ned, ligger det stadig v\u00e6sentligt lavere end p\u00e5 samme tidspunkt sidste \u00e5r. Det betyder, at for\u00e5rss\u00e6sonen starter fra et relativt lavt niveau.<\/p>\n<p>Ved indgangen til april er der 5.396 ejerlejligheder til salg \u2013 7 procent flere end m\u00e5neden f\u00f8r, men 22 procent f\u00e6rre end \u00e5ret f\u00f8r. Stigningen er is\u00e6r tydelig i K\u00f8benhavn, hvor udbuddet er vokset med 18 procent, mens Aarhus har haft en stigning p\u00e5 5 procent.<\/p>\n<p>P\u00e5 sommerhusmarkedet er der nu 5.535 boliger til salg. Det er en m\u00e5nedlig stigning p\u00e5 13 procent, men stadig 14 procent f\u00e6rre end sidste \u00e5r.<\/p>\n<p>If\u00f8lge Birgit Daetz kommer de stigende udbudstal derfor \u201cp\u00e5 et t\u00f8rt sted\u201d, da niveauet fortsat er lavt sammenlignet med tidligere \u00e5r.<\/p>\n<p>Husmarkedet f\u00f8lger samme tendens, men er mindre presset.
